Vail Resorts Proposing to Redevelop Mountain House Base Area in Keystone, CO

The Vail Resort Development Corporation (VRDC) is proposing a 10 year plan to redevelop the overlooked Mountain House Base area at Keystone. They would like to add 588.5 residential units, 48,000 square feet of commercial space. In addition, they plan to upgrade the pedestrian accessibility and feel for this great slope-side area that is right next to the Snake River.

If the new development is similar to the new development VRDC has launched in Breckenridge at Water House, Crystal Peaks and One Ski Hill Place we could see price points in excess of $1000 a square foot. In Breckenridge, this pricing drove up the sold price per square foot of existing surrounding condo complexes. If Keystone mimics Breckenridge, then there could be some appreciation opportunity in various buildings. A significant capital expenditure in the Mountain House area will more than likely have additional positive impacts. It should improve lift accessibility and increase proximity to great amenities for buildings like Tenderfoot Lodge, Hidden River Lodge, Ski Run, Liftside, Snowdance and Slopeside.
