This includes the Dercum Dash property just east of the River Run Gondola. This parcel has preliminary zoning approval for 24 single-family homes, subject to completion of the land exchange.&lt;br /&gt;&lt;br /&gt;The other National Forest lands that would go to private ownership are the Claimjumper and Wedge parcels near the town of Breckenridge.&lt;br /&gt;&lt;br /&gt;Breckenridge wants to increase the number of affordable housing units with the Claimjumper parcel. Copper hopes to reallocate 591 units of unbuilt density to other areas of the resort.  They are also planning to build a high-rise hotel on the Chapel Lot very close to the center village.  They are also hoping to re-allocate 86,000 square feet of commercial space and eliminate 45,000 square feet of commercial space.  The new proposal would also increase open space from 27.7 acres to 55.1 acres. Breck just opened Peak 10 and A-Basin opened the Pali Chair. Copper opened Resolution lift this weekend as well. Expect more terrain to open as the next set of storms rolls through the high country. The parcel is just south of I-70 right next to the Dillon Dam.  It will be a long process to get approval.  Stay tuned...Home Depot was denied the ability to build in Frisco.  Many local businesses came out against having the big box store in our back yard when they tried to get into Frisco.  I certainly see their point.  However, from the consumer side of the equation, it sure would beat driving to Denver, which many locals and contractors do anyways to get supplies. They would like to add 588.5 residential units, 48,000 square feet of commercial space.  In addition, they plan to upgrade the pedestrian accessibility and feel for this great slope-side area that is right next to the Snake River.&lt;br /&gt;&lt;br /&gt;If the new development is similar to the new development VRDC has launched in Breckenridge at Water House, Crystal Peaks and One Ski Hill Place we could see price points in excess of $1000 a square foot.  In Breckenridge, this pricing drove up the sold price per square foot of existing surrounding condo complexes.  If Keystone mimics Breckenridge, then there could be some appreciation opportunity in various buildings.  A significant capital expenditure in the Mountain House area will more than likely have additional positive impacts.
